CRS needed a headquarters that reflected their innovative mission while supporting long-term operational growth. McRae partnered with CRS and architect Michell Allen Ritz to design a high-performance facility that balanced aesthetics with function. The PEMB framework allowed for an expansive, column-free interior, flexible warehouse integration, and customizable office layouts—while keeping construction on an accelerated timeline.

Engineering Solutions to Meet Complex Site Conditions

Challenging soil conditions required McRae to install 45 deep micropiles beneath the PEMB foundation to ensure structural stability. Leveraging the prefabricated steel components from Nucor Building Systems, McRae compressed the build schedule without compromising precision—erecting the PEMB swiftly after site prep and foundation work were completed.

A Sustainable Approach, Built Into Every Layer
Sustainability was a cornerstone of the project. McRae incorporated:

  • High-efficiency insulation exceeding code requirements for thermal performance.
  • Energy-optimized glazing to balance daylight and temperature control.
  • LED lighting and low-flow fixtures for operational energy and water savings.
  • Four EV charging stations to support clean fleet and employee vehicles.
  • A 200-panel rooftop solar array designed in collaboration with EightTwenty, offsetting ~90% of the building’s energy needs.

Design Details That Deliver Operational Value
Natural light floods both the office and warehouse spaces, thanks to strategic window placement and clerestory glazing—a rare feature in PEMB designs that McRae integrated to support employee well-being and productivity. Varying ceiling heights created architectural interest while defining work zones without additional framing.
